  • Term - 12 to 24 months.
  • Pricing - Based on credit, minimum yield of 12%.
  • LTV - up to 70%.
  • Points - 2% Minimum.
  • Purpose - Acquisition, development, refinance, bridge, principal buyout, special or story situations.
  • Credit - Foreclosure, bankruptcy, high vacancy and environmental problems are acceptable if offset with sufficient collateral.
  • Collateral - First mortgage or deed of trust secured by: Multifamily, multi and single tenant office building, retail, warehouse, industrial, senior living facilities, healthcare, hotels, condominiums, unimproved land, mixed use, or special purpose facilities.

Bridge Loans and long term subprime loans:

Range $1,000,000 to $15,000,000 or greater.

Unsecured second mortgage and mezzanine financing.

Available for income producing underleveraged properties with long term conduit first mortgage financing.
